Summary

This aggregation of Southern QLD Agricultural land presents a unique opportunity given the ability to develop a section of the land for Irrigation. The investors will benefit from the capital growth achieved through the development, with the development to be paid for by its tenant.

An A Grade tenant has been secured to lease the whole aggregation on a Ten year term, paying an attractive rental of 6.5% of the market value, with annual CPI increases (3% minimum increases) and a market review in year 5. The tenant pays for all outgoings, including the development of the irrigation area, with investors benefiting from the capital growth achieved from the development when the properties are sold at the maturity of the investment.

The existing dryland cropping area is suitable for both summer and winter copping, allowing crops like Wheat, Barley, Chickpeas, Sorghum and Dryland Cotton to be grown. The balance of the land is grazing land, and carries up to 5,000 breeding cattle. The aggregation also has an approval for establishing a major feedlot on the property, with a secure water supply.
